Rooms The living room is furnished in a contemporary style
with leather sofas, one of which converts to a double sofa
bed. There is an LCD TV with access to over 30 digital channels
via Freeview, DVD player with a selection of DVDs, CD/MP3
system, board games and books. The electric spectraflame fire
can be used for ambience as well as additional heating
Kitchen
The dining kitchen is fully equipped with stainless steel
and integrated appliances including electric cooker and hob,
fridge/freezer, dishwasher, microwave with grill, washer/dryer,
cappuccino maker, kettle and toaster. The dining table seats
6 comfortably.
Bedrooms
One double bedroom with ensuite shower room. One twin bedroom.
Both bedrooms have fitted wardrobes. Hairdryers and radio
alarm clocks are provided. The living room is furnished with
quality leather sofas, one of which converts to a double sofa
bed.
Bathrooms
Luxurious bathroom with hand basin, wc, bath and shower over,
fully fitted with quality cabinets. En-suite shower room to
master bedroom with walk in shower closet, wc and hand basin,
also fitted with quality cabinets.

apartment benefits from fully controllable central heating.
Cleaning
& Linen
All linen and towels are provided. The apartment is cleaned
and linen and towels are changed on a weekly basis.
Accomodation
Notes All heating, electricity, linen and towels are included
in the price. Our guests also receive a complimentary welcome
pack on arrival. Sorry — no smoking or pets allowed.
Outside
The french windows in the living room lead to a large
south-facing fully decked garden terrace, perfect for relaxing
with a glass of wine after a busy day sightseeing. Patio furniture
is provided and lighting means that you can sit outside even
after the sun has set.
Further
Details The apartment is within 5 minutes walk of the
Playhouse theatre and the Omni centre cinema, as well as the
fantastic variety of bars and restaurants of the Leith Walk
area.
Distances
Edinburgh Castle, Princes Street, The Royal Mile, Mary
Kings Close, Witchery Ghost Tours, the Camera Obscura and
the World of Illusions, the Edinburgh Dungeon, Arthur's Seat,
Holyrood Palace, Scottish Parliament Building, Calton Hill,the
Dynamic Earth and Harvey Nichols are within easy walking distance.
Slightly further you will find Rosslyn Chapel, Edinburgh Zoo,
and the Royal Yacht Britannia. There are over 100 golf courses
within 1/2 hour's drive.
Leisure
Facilities The famous International Arts Festival and
Fringe takes place in August as does The Edinburgh Military
Tattoo. There are also many other festivals at this time which
add to the cultural and social buzz in the city such as the
Jazz Festival, the Book Festival and the Film Festival. In
addition, the Hogmanay Party is the world's most famous celebration
of New Year, there is the Edinburgh Science festival in the

Booking
Notes From £450 to £800 per week. Please contact the owners
for full details as there are several price brackets and prices
vary depending on the season. The apartment is rented out
year round. Sorry, but we are unable to accept bookings from
groups of single persons under the age of 25. We will require
a deposit of 1/3 of the rental price to confirm a booking,
along with a completed booking form. The final payment will
be due 6 weeks before the arrival date.
Changeover
day Rental periods are generally arrival 4pm departure
10am — every effort will be made to accommodate alternative
times. August and New Year are a 7 night minimum let. Short
Breaks are available at all other times — please enquire for
